SHORT-TERM RENTAL AGREEMENT

This Short Term Rental Agreement is made by and between Guest and Home Host Concierge LLC (HHC). For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

  1. Rental Party:  The rental party shall consist of Guests only.
  1. Events: Events are not allowed.

3.  Maximum Occupancy: The maximum number of guests is limited to 8 persons. There may not be additional persons on premises at any time.

4.  Term of the Lease.  The lease begins at 3:00 p.m. on the check-in date and ends at 11:00 a.m. on the check-out date.

5.  Rental Rules:  Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party to abide by the following rules at all times while at the property.

6.  Access:  Guest shall allow HHC access to the property for purposes of repair and inspection.  HHC shall exercise this right of access in a reasonable manner.

7.  Insurance: As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of  $5,000. Any damages that exceed $5,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $5,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy. The Vacation Rental Damage can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly HOMEHOST LLC any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact HOMEHOST LLC directly if you do not wish to participate in this assignment.

8.  Cancellation Policy: Cancelation Policy: 50% refund up until 30 days prior to check-in.

9.  No Liability/Indemnification/Hold Harmless:  The owner of the property as well as Home Host LLC does not assume liability for the loss, theft, damage or injury (or death) to persons or their personal property. Guests agree to indemnify and hold the owner and Home Host LLC harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may result from Guests’ negligent use or intentional misuse of the rental property during the Term of the Lease, including but not limited to claims for personal injury or property damage/loss.  This indemnification clause does not waive the owner’s and Home Host LLC’s duty of care to prevent personal injury or property damage when that duty is imposed by law.

Exhibit A

RENTAL RULES

  1. Smoking is NOT allowed
  2. People other than those in the Guest party set forth above may not enter the property.  All members of rental party at the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.
  3. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m. – 8:00a.m.
  4. HHC is not responsible for any accidents, injuries or illness that occurs while on the premises. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises.
  5. Keep the property and all furnishings in good condition
  6. Pets are NOT allowed at all properties. Extra guest fee.
  7. Housekeeping:  There is no daily housekeeping service. While linens and bath towels are included, daily maid service is not included in the rental rate but available upon request for an additional charge. We do not permit towels or linens to be taken from the property.
  8. Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle.
